Tec 7 X-Seal Flexible Sealant - the MS Hybrid Polymer Choice for Professional Trades

One Sealant in Place of Many:

Tec 7 X-Seal is formulated to replace decorators caulk, sanitary silicone sealant, building mastic, anti-moisture sealant, glazing sealant, natural stone sealant, and concrete sealant. Built on an MS hybrid polymer base, it bonds to the vast majority of building materials whether wet or dry, making it the practical choice for contractors who want to carry one reliable product rather than several.

Strong Bond with Permanent Flexibility:

X-Seal achieves tensile strength of 260 N/cm² after seven days and an elongation at break greater than 350%, meaning sealed joints can flex and move without cracking or pulling away from the substrate. A Shore A hardness of 60 and a satin finish make the cured sealant both durable and presentable across interior and exterior applications.

Weather, UV, and Temperature Performance:

Once cured, X-Seal remains stable across a temperature range of -40°C to +90°C and resists UV discolouration over time. It is 100% water and airtight, making it equally suitable for exposed facade elements and glazing as it is for interior sanitary environments. Weather resistance is rated as very good by the manufacturer.

Low Emissions and Food Contact Approved:

X-Seal carries Emicode EC1 Plus certification and VOC emission class A+, confirming very low volatile organic compound emissions. It also holds EC 1935 ISEGA food contact approval, making it appropriate for use in catering kitchens and hospitality environments. The formulation contains no harmful solvents, isocyanates, or phthalates, and the product is odour-neutral during application.

Sanitary Rating and Repaintability:

The product holds an XS1 sanitary rating, described as the highest CE mark achievable for mould resistance in sanitary applications. X-Seal is also fully repaintable once cured, so it integrates without difficulty into decorated interior finishes. Application is by standard cartridge gun; skin forms in approximately eight minutes and the surface is tack-free within 25 minutes at 23°C and 50% relative humidity.
